$100,000 – $199,000 = 5%
$200,00 – $449,000 = 8%
$450,000 – $799,000 = 10%
> $800,000 = 15%
Example:
Purchase price = $500,000
$500,000 x 3% commission = $15,000
$15,000 x 10% = $1,500
Amount you (the Buyer) may be eligible to receive at Closing in the form of a Realtor Credit = $1,500

The MLS (Multiple Listing System) is a database where all Agents list properties for sale and establish a search to help qualified Buyers find their next home. By listing a property through the MLS the listing agent is offering a commission to any Realtor that brings a Buyer (or tenant). REMEMBER: 90% to 95% of ALL properties sold in the United states are sold by Realtors through the MLS. If you want to maximize the sale price of your home and ensure it sells as quickly as possible, your property needs to be in the MLS!
A Flat Fee Listing is an advertising and promotion service where instead of paying a Realtor 3% of the sale price to list your home on the MLS, you pay a low one-time fee ($499) to list the property through your local MLS yourself. When you do this with Insta Real Estate Solutions, we also simulcast the listing out to hundreds of ancillary websites such as, Realtor.com, Zillow, Trulia, HomeSnap, Redfin, Homes.com, HomeFinder.com, YahooHomes.com, HotPads, Movoto, and many many more!

A Limited Service Listing Agreement gives us the ability to list your property on the MLS and offer a commission on your behalf (that you determine) to a Buyers Agent, while you keep your right to sell it to anyone else that comes without a Realtor and save the entire commission. This means that we have no brokerage relationship with our Sellers, thereby allowing them to maintain control of their asset and cancel at any time. We provide Sellers with the following duties: 1. Dealing honestly and fairly; 2. Disclosing all known facts that materially affect the value of residential real property which are not readily observable to the Buyer; and 3. Accounting for all funds entrusted to the licensee.

Depending on the Listing Package that you select, you can publish 25 – 50 pictures. The initial picture must be an exterior picture of the property.
ABSOLUTELY NOT! Images that are downloaded from anywhere on the Internet or copied from previous listings are “Copyrighted” and/or restricted by MLS rules and regulations. Including them in your listing without proper written authorization from the owner of the rights puts you (and us) at legal risk, which may result in hefty fines that you will be directly responsible for paying. To protect yourself and to be safe ONLY submit pictures that you take yourself, or that you hired someone to take for you. We also offer professional photography as an a la carte product if you need it.
There is no set commission required by law, so you are free to set the percentage (or dollar amount) that fits your strategy. Remember, while there is no law requiring a set amount, the most common practice is 3%. Because of this standard, we encourage Sellers to offer the same, solely because not doing so could potentially result in Agents with qualified Buyers choosing not to show your property.

There is a special section within the MLS (Realtor/Broker Remarks) that is only available to licensed Real Estate Agents. Your contact information will be entered here along with specific instructions for them to contact you directly with any inquiries, showings, and contract offers. If by any chance they don’t follow these instructions, we will guide them on to how to contact you directly. If you choose to take advantage of the a la carte Showing Assist product that we offer, you will also receive instant notification for any requested showings, Realtor feedback that is provided after they’ve shown the property, and receive detailed analytics.
Yes, we offer these marketing tools as a la carte items for our clients to choose from. We recommend using these tools, because they highlight the listing and enable licensed Realtors to easily access & show the property to their qualified Buyers!
A Comparative Market Analysis (CMA) is a resource that Realtors use to evaluate the prices of similar homes within your local area to determine market value. CMAs provide you with an unbiased opinion of your property’s value.
* If a Seller chooses to utilize the Full-Services of one of our Top-Performing Agents, the property Listing Agent commission will be 3.0% and a commission of 2.0% – 3% will be offered to the Buyer’s Agent, for a total commission of 4.5% – 5% maximum.
** Properties that sell for under $100,000 will have a flat Listing Agent Commission of $2,500, with a Buyers Agent Commission of 2.5% – 3%.

A reputable Title Company is a critical component to the process of Buying or Selling a home. They will hold escrow, process the title, perform lien searches, order survey, and schedule for all parties to sign the closing documents, so that funds can be disbursed and the property can transfer to the new owners.
